PUBLIC HEARINGS: Public Input
Permitted:
3-A. 2606 Highland Ave, 21ENT-0042 (FENCE WALL HEDGE
MODIFICATION). The applicant requests
approval of a height modification for an overall 8’-0” high fence, wall, and
hedge along the front (east) parcel line, an up to 8’-0” high fence and wall
along the driveway, and up to an 8’-0” high fence, wall, and hedge on the
street side (north) parcel line within the front yard setback. The proposed
hedge height exceeds the maximum allowable height of 42 inches in the front
setback in the Ocean Park Low Density Residential (OP2) zoning district.
Pursuant to Santa Monica Municipal Code (SMMC) Sections 9.21.050 and
9.04.050(D), fences, walls, or hedges cannot exceed a maximum height of 42
inches within the required front yard setback as measured from the lowest
finished grade adjacent to either side of the fence, wall, or hedge. Pursuant
to SMMC Section 9.04.050(D), in the cases of fences, walls, or hedges that are
parallel to and within 5 feet of a public sidewalk, grade shall be the
elevation of the closest point on the sidewalk. SMMC Section 9.43.080(B) allows
an applicant to request a modification to this height limitation in the front

3-B. 2671 Main Street, 21ENT-0044 (MINOR USE PERMIT)
& 21ENT-0064 (WAIVER). The applicant requests approval of a Minor Use Permit and a Waiver to
establish a 4,555 square foot veterinary use at the ground floor of an existing
two-story, City-designated landmark building located at 2671 Main Street.
Pursuant to Santa Monica Municipal Code (SMMC) Section 9.11.020, veterinary
services provided within the Neighborhood Commercial (NC) District require a
Minor Use Permit. Pursuant to SMMC Section 9.11.030(A)(2), within NC Districts
on Main Street and Montana Avenue, uses within the active use area are limited
to a specific list of uses that does not include veterinary services. Pursuant
to SMMC Section 9.43.040, an applicant may request a Waiver from these active

The City of Santa
Monica encourages public comment. Those wishing to give public comment must

received prior to 5:30 p.m. the day before the meeting will be distributed to
the Zoning Administrator prior to the meeting and posted online. Written
information received after 5:30 p.m. April 12th will be read aloud
at the meeting for a total of three minutes. |
A decision on the
Zoning Administrator request(s) will not be rendered during the public
hearing. Following
the public hearing, the Zoning Administrator shall prepare a written decision
to approve or deny the request(s). A copy of the written determination
shall be made available to all persons that submitted a request to speak form
during the public hearing or wrote a letter regarding the variance(s).

All decisions of the
Zoning Administrator are appealable to the Planning Commission during a
fourteen (14) calendar day appeal period following the decision date. Appeal
