Civic Center Parking Structure Tenant Improvements

The Santa Monica Civic Parking Structure located at 333 Civic Center Drive has earned international recognition for its architectural features including colored glass façades, photovoltaic panels on the roof, and for being the first parking structure to have earned LEED certification (an award for sustainable buildings).  The Civic Parking Structure was also awarded the Los Angeles AIA Honors award for design. parking structure

The vacant tenant spaces along 4th Street and Olympic Drive offered an opportunity to house City services that will result in reduced City operating expenses, and centralized public services for convenience to the public.  The Building and Safety Code Enforcement Unit was occupying leased private office space located at 525 Broadway and were scheduled to vacate the space when the lease expired.  Building and Safety Plan Reviewers were temporarily working in the City Hall roof top mezzanine spaces that are physically difficult to reach, and lack sufficient space, lighting and ventilation.  This project included designing and building tenant space to house the Building and Safety Code Enforcement Unit, Plan Reviewers and inspectors along the 4th Street tenant spaces.  The north side plaza level spaces houses the Building and Safety Records Section, a reduced size restaurant space, and a restroom facility that will serve tenants and customers using the parking structure.   Tenant improvements included design and construction, new mechanical, electrical, plumbing, low voltage, as well as partitions, doors and windows, interior finishes and furniture.
