The proposed Conditional Use Permit involves the modification of an existing, legal non-conforming auto repair facility. The applicant, American Tire Depot, proposes to demolish a 760 square foot sales area and replace it with a new, 742 square foot lobby, showroom, and sales office and relocate 600 square feet of the existing auto parts storage room two feet towards the site property line. The existing auto repair facility is operating without a Conditional Use Permit, therefore, once a building or portion of a building is removed it cannot be replaced without first obtaining a Conditional Use Permit.
