The applicant requests approval of a Development Review Permit (DRP) to construct a Tier 2, 3-story (34.5 feet) mixed-use project with 15 rental units (two deed-restricted for extremely low-income households) and 2,751 square feet of ground floor commercial space. A fitness room for tenants is located on the ground floor and outdoor living space is provided on the second floor and rooftop. The project includes 35 vehicle parking spaces in a two-level subterranean parking garage, with separate access for the residential vehicle parking and bicycle storage rooms for each use. The project includes eight short-term (four commercial and four residential) and 30 long-term (four commercial and 26 residential) bicycle parking spaces. The applicant proposes to demolish four one-story commercial buildings totaling 3,090 square feet currently located on the two parcels that would be tied to accommodate the project. A Major Modification is requested to allow the ground floor height of 13.5 feet (floor-to-floor) instead of 15 feet as required by SMMC Section 9.11.030.
