The applicants, Pacific Theatres Exhibition Corp. (Arclight Theaters) and Macerich G3, LLC, have submitted a Development Agreement application for the construction of a new movie theater/retail-restaurant space. The project involves the removal of Downtown Parking Structure #3 and its 325 existing parking spaces to allow for the development of a four-story building totaling approximately 100,000 square feet in size. The retail/restaurant space will consist of approximately 10,000 square feet of floor area. The movie theater space will contain approximately 90,000 square feet of floor area that will include 12-16 movie theaters, a total of 2,400 - 2,700 seats, and other potential incidental uses to the theaters such as restaurant, bar, lobby, and retail space. The project FAR will be approximately 3.4 and will contain four stories with a total height not to exceed 84 feet, except for allowable projections. A Development Agreement application (15ENT-0225) for this project was filed on April 9, 2015.
