E-Permit Application Requirements

Work that does not include a major installation, or remodel may qualify for the e-Permits system.

Online Single Trade Construction Permits may be issued for:

Electrical if the proposed work DOES NOT involve the installation or remodel of:

  • Sub-panel, switchboard, motor control or feeder of 400 amps or more.
  • Electrical service greater than 600 volts.
  • Transformer of 45kva or greater capacity.
  • Motors greater than 1 horse-power.
  • Multiple Meters
  • Electrical work in a hazardous location as defined in the National Electrical Code.

Mechanical if the proposed work DOES NOT involve the installation of:

  • Mechanical ventilation for a parking garage.
  • Mechanical equipment in a side yard adjacent to a residential building.
  • HVAC system greater than 10,000 CFM.
  • Boilers, dryers and/or heaters in a commercial building.
  • Kitchen hoods, spray booths or dryers in a commercial building.

Plumbing if the proposed work DOES NOT involve the installation of:

  • Boilers, dryers and/or heaters in a commercial building.
  • Water piping or gas piping 2 inches or greater in diameter.
  • Medium-pressure, co-generation or medical gas systems.
  • Reclaimed or gray water systems
  • Sanitary drainage with fixture load greater than 216 drainage fixture units.
  • Fixtures whose overflow rim is located below the upstream manhole cover
  • Interceptors, grease traps, clarifiers or sewage ejectors.

Seismic Foundation Retrofit if the proposed work is for seismic retrofit of light wood-frame buildings using the approved standard plan without an engineered design.

  • The building contains only residential occupancies with no more than four dwelling units.
  • The building has a lateral force resisting system consisting of wood frame shear walls on properly maintained or newly installed concrete or masonry stem walls and footings.
  • The existing wood frame cripple walls on concrete or masonry stem walls do not exceed forty eight inches in height for one story buildings and fourteen inches in height for two story buildings.

Applications for combination permits for Kitchen and Bath Remodel may be submitted online using e-Permits if the proposed work is limited to the kitchen or bath area and no other construction work is going on at the same time in other portions of the structure, and if the proposed work DOES NOT involve:

  • Walls being moved or rooms enlarged.
  • Sub-panel, switchboard, motor control or feeder of 400 amps or more.
  • Remodel of electrical service greater than 600 volts.
  • Transformer of 45kva or greater capacity.
  • Motors greater than 1 horse-power.
  • Electrical work in a hazardous location as defined in the National Electrical Code.
  • Mechanical equipment in a side yard adjacent to a residential building.
  • HVAC system greater than 10,000 CFM.
  • Water piping or gas piping 2 inches or greater in diameter.
