VIRTUAL OTC/SAME-DAY REVIEW INSTRUCTIONS - schedule an appointment

 

Virtual permit review services (maximum 30 minutes) are available by appointment Monday - Thursday from 8:00 a.m. - 12:00 p.m. Only projects that fall within the Same-Day Review type are eligible for appointment for this service. Appointments scheduled for projects that do not qualify will be canceled. Detailed instructions of the three step process are below. Please note that permit issuance requires a follow-up appointment with a Permit Specialist so the total processing time varies upon availability. 

 

1. Permit application submittal and uploading of documents online

  • Identify and complete the applicable building permit application
  • Register a new account or log into existing account in Citizen Access to create a permit application project (detailed instructions here)
  • Register a new account or log into existing account in ProjectDox to upload required documents (e.g., permit application, plans if applicable) to City's Electronic Plan Review system. (short video tutorial of how to upload documents to ProjecDox here)

 

2. Appointment scheduling and virtual counter review and approval

  • Visit the Virtual OTC / Same-Day Review website to schedule an appointment
  • Applicant will receive a confirmation email with a link to join the virtual meeting for project review on the scheduled date and time
  • Attend the virtual meeting with City plan reviewers to discuss and review project

 

3. Permit fee payment and issuance

  • Upon receiving project approval, visit the Virtual Permit Issuance website to schedule an appointment with a Permit Specialist
  • Applicant will receive a confirmation email with a link to join the virtual meeting for permit issuance on the scheduled date and time
  • Attend the virtual meeting with a Permit Specialist prepared to:
    • Pay permit fees online with credit card
    • Valid proof of identification
    • Proof of property ownership (Grant Deed or Escrow Closing Statement if recently sold)
    • Authorization letter to act on behalf of contractor or property owner (if applicable)
    • Evidence of valid City of Santa Monica business license (for contractors)
    • Proof of current California Contractors License and Contractor's Classification (for contractors)
    • Proof of valid Worker's Compensation Insurance (for contractors)
