The zig-zag moderne variant of Art Deco styling distinguishes this large apartment building that appears to have experienced few modifications since it was last evaluated in the 1995 survey update. In Santa Monica, the Art Deco style was not as prevalent as elsewhere in the Los Angeles region. In addition to its relative rarity and high level of integrity, the property expresses an aesthetic and architectural ideal of the Art Deco style (especially its zig-zag moderne variant) as applied to an apartment building. As a result, it appears that the property rises above the Structure of Merit rating that it was previously given and is individually eligible for listing as a City of Santa Monica Landmark. The property does not, however, appear to meet federal or state eligibility requirements for individual designation.
