640- Tips for Tenants
Despite having "good cause" eviction protections under the City of Santa Monica's Rent Control Law, recent changes in the law make it extremely important for tenants to be vigilant in protecting their rights. Following are a few tips that should be taken seriously and may make the difference in preventing a dispute between you and your landlord that could result in your eviction from your rental unit. Please note that these are only guidelines and do not substitute for legal advice.
- Pay your rent on time.
- Do not break any of the lawful terms of your rental agreement.
- Do not alter your apartment without the owner's permission, preferably in writing.
- Do not take in roommates, sub-tenants or pets without first getting legal advice.
- Do not disturb the quiet enjoyment of those living around you.
- Whenever possible, insist that agreements be put in writing to avoid misunderstandings later.
- When you make a request of your landlord, do so in writing.
- Keep copies of your lease and other correspondence to or from your landlord.
- If an incident occurs which may be important later, take the time to write a note stating the date, time and location of the event, who was there, and what was said. If that incident later becomes the basis for a dispute, your notes may help make you a more convincing witness.
- Provide reasonable access to the landlord for repairs and for inspection by prospective purchasers or lenders.
