Condominiums (including TORCA conversions) may or may not be covered by the City of Santa Monica 's Rent Control Law, depending on a variety of factors such as: whether they were built as condominiums or converted from apartments; if they were converted, when the conversion occurred; if they were built as condominiums, when they were built. In some cases, when the first unit in the building was sold is important. Because the facts differ for each property, it is best to contact the Rent Control office at (310) 458-8751 for assistance in determining whether a particular condominium unit is covered by the Rent Control Law.
