Applicant Instructions:  Prior to submitting your loan application to either the City or a Bank, please call the City of Santa Monica Housing Division at (310) 458-8702 ext. "0" (ask for Steve Goldmaker) to request an appointment for a City Inspector to visit your unit.  The purpose of the visit is to verify that you are currently living in your unit; occupancy is an eligibility requirement of the TORCA Loan Program.  A City Inspector will call you within three business days of your request to set up an appointment.  Please submit copies of the following items to the City Inspector:

1.   Picture I.D.

2.   Signed Rental Agreement

3.   Canceled rent check (both sides)

            4.   Two other documents, such as utility bills, which demonstrate occupancy.

Within five working days of the inspection, the Housing Division will return this form to you indicating whether the residency requirement has been satisfied or if the documentation submitted is incomplete.  In the event your occupancy status changes, the City reserves its right to withdraw its approval.

PLEASE RETAIN A COPY OF THE SIGNED CITY INSPECTION CERTIFICATE.  YOU MUST SUBMIT IT TO THE BANK OF YOUR CHOICE SO THAT YOUR TORCA LOAN REQUEST CAN BE PROCESSED.
