Q: How can I submit a proposal for the space?

 

A: Proposals can be delivered by mail or by hand to:

Q: What will the interior finishes include?

 

A: Concrete floors, block walls and glass storefront.

Q: Is there currently a floor drain?

 

A: The Operator will be responsible for installing floor drain and connecting to the sewer line. The build out contractor will need to core through the concrete slab at the location they need it and reconnect to the sewer pipe. The contractor shall x-ray prior to core so as not to hit conduit, rebar, etc. Core location shall be approved by the building structural engineer prior to coring.

Q: What electrical service is provided?

 

A: The City will provide 2 electrical sub panels, 2-3 phase 480V panels; and running conduits to the panels.

 

#5.

What plumbing service is available?

 

A: 2 ½” gas pipe; 2” cold water pipe (domestic water); 1 ½” reclaimed water pipe; area drains provided on patio deck area. The City will also provide a general fire sprinkler system that may need to be modified by tenant depending on the tenant’s architectural needs.

What mechanical elements will the City provide?

 

A: Exhaust air louver; make-up air intake; Large cut out for kitchen hood range; piping sleeves for tenant provided HVAC; space on roof of parking structure for tenant provided HVAC; Telephone closet includes conduit to tenant space for phone and data lines.

Q: What is the fee for the public parking structure?

 

A: The parking rates have not been established for the 882 space structure, but will likely be similar to other municipal parking structures. 

 

#8.

Q: Can the Operator use patio heaters?

 

A: Yes, provided the heaters meet with the approval of the Santa Monica Fire Department.

Q: Will the City provide Tenant Improvement funds?

 

A: The City is unable to provide Tenant Improvement funds. However depending on the level of capital improvement proposed by the selected Operator, a generous rent credit/ rent relief may be considered.
 

#9. Q: How many parking spaces are in the structure and can I use these spaces towards my required parking?
  A: The structure will have 882 parking spaces which can count towards the restaurant's required parking.
 
#10 Q. Will a restaurant be required to get a Conditional Use Permit (CUP)?
  A. Yes, all restaurants within the Civic Center District require a Conditional Use Permit.
