The City of Santa Monica Online Permitting System offers the following services:
Who can use ePermits?
- Both property owners and contractors may obtain building permits for simple improvements involving one construction trade or one contractor license classification such as roofing, electrical, plumbing or HVAC.
- Escrow Companies can apply for Residential Building Records.
- Any member of the public may research Building permits, a parcel number, and/or an address.
ePermits can be used for the following types of construction:
- Demolition - Single Trade Permit: the complete removal of a structure or building
- Electrical - Single Trade Permit: the construction, alteration, or removal of an electrical system.
- Mechanical - Single Trade Permit: the construction, alteration, or removal of heating, ventilation, refrigeration, air conditioning and related systems.
- Plumbing - Single Trade Permit: the construction, alteration, or removal of a plumbing system.
- Sandblasting Permit - Single Trade Permit: exterior sandblasting
- Sign Permit - Single Trade Permit: the construction, alteration, or removal of a sign.
- Seismic Retrofit - Single Trade Permit - (Cripple wall bracing only)
- Kitchen and Bath Remodel - Combination Permit: the construction, alteration, or removal of a structure and its electrical, plumbing, and mechanical systems.
ePermits can only be issued where work does not require any type of plan review or approval.

ePermits CANNOT be used for:
Building permits for projects that have multiple construction trades or that require the submission and review of construction plans, materials information or engineering calculations to verify compliance with building codes or require discretionary City Planning approvals, including Architectural Review and compliance with the City's Landmark's and Historic District Ordinance.
Please note:
- All work performed pursuant to ePermit must comply with all applicable municipal, state and federal laws, including, but not limited to, statutes, building codes, and zoning regulations.
- ePermit is valid for only 180 days after permit issuance and will expire unless you begin work and receive an inspection within the 180 day period. *Please note that even if you have had an inspection, the maximum time for an ePermit to be valid is 1 year. If you need any longer than one year, you will need to file for a permit extension.
- The issuance of a ePermit does not authorize any other construction work not expressly covered by this permit, any improper occupancies, additional dwelling units or any other unauthorized use of the property.
- All work performed is subject to inspection. To schedule inspections, you can go online or call (310) 458-2202.
To Apply for Permits:
- Check the requirements.
- Register online if you are not registered yet.
- Login to start applying
- Submit your permit declaration
- if you are a contractor, submit your permit declaration here.
- if you are a property owner, we will mail your Permit Declaration to your address on file. You must return it by mail or in person within 10 calendar days. If it is not received within the 10 days, the building permit will be suspended.

To Request Residential Building Records Report:
This report is required prior to the sale of any residential building by the City of Santa Monica Municipal Code Chapter 9.08 per State of California Government Code 38780 .
Please note: If you are home owner, real estate broker / agent, please type the word "OWNER" when the system asks for your Contractor License number.
