WHAT WE DO

Housing & Redevelopment is dedicated to preserving existing affordable housing in Santa Monica and creating new housing opportunities for residents with low and moderate incomes. Pressures on the existing housing stock in Santa Monica from market forces and changes to state and federal laws will impact affordable housing opportunities for low and moderate income persons and families. Housing & Redevelopment works with private affordable housing developers and multifamily property owners to ensure that economic diversity, a hallmark of Santa Monica, continues to flourish and that longtime residents can remain in their households.

AB 987 - DATABASE OF AFFORDABLE UNITS

 Housing Production & Preservation

Housing Production and Preservation works with private developers to preserve the City's existing stock of affordable housing through acquisition and rehabilitation and increase the supply of affordable housing through new construction. These goals are accomplished using federal, state and City funds.

Housing Production and Preservation also promotes home ownership through the TORCA Shared Appreciation Loan Program which assists qualified tenants in purchasing their (converted condominium) units.

 Section 8 / Housing Authority

Provides rental assistance through the United States Department of Housing and Urban Development (HUD) Section 8 Program. The Housing Authority of the City of Santa Monica administers this program and currently provides rental assistance to more than 1,000 program applicants.

 Redevelopment Agency

The Santa Monica Redevelopment Agency, in partnership with the community, strives to improve a neighborhood’s physical, economic and social environment through redevelopment activities. Redevelopment activities represent a community’s effort toward achieving various neighborhood revitalization goals. Neighborhoods benefit through financial investment in public facilities as well as residential, commercial and retail properties.

 AB 987 - Database of Affordable Units

AB 987 requires redevelopment agencies to compile and maintain a database of new and substantially rehabilitated housing units developed or otherwise assisted with Low and Moderate Income Housing Funds. A summary of the affordable units has been prepared and posted at the following link for public review: www.smgov.net/housing/AffordableUnits2008.pdf

The database will be updated annually in conjunction with the preparation of the Redevelopment Agency's Annual Report. Those projects that are fulfilling Inclusionary and replacement Housing requirements of Community Law are noted accordingly.
